Most basements in Peel, Halton and Hamilton were poured with no insulation on the walls and a slab sitting straight on gravel. Frame and drywall over that and you get a musty room with cold floors by February.

How we finish a basement, in order
Moisture check and measure
We look for efflorescence and damp spots, check grading and downspouts outside, and measure every wall and ceiling height.
Drawings and permit
Layout drawings go to you first, then to the city if a permit is needed.
Envelope
Membrane on the walls, framing held off the concrete, subfloor over the slab.
Rough-in and inspection
Electrical, plumbing and ductwork go in, and the inspector sees all of it before any wall is closed.
Insulation, drywall and finishes
ROCKWOOL and vapour control, drywall, then flooring, trim and paint.
Final inspection and walkthrough
The permit gets closed, you get the paperwork, and we walk the space with you before the final invoice.
