Most of the price comes down to a handful of things: size, adding a bathroom, building a legal second unit, waterproofing, egress windows and relocating plumbing. Two basements the same size can be far apart in price, so we don't quote by the square foot over the phone.

Often, yes. Under the Ontario Building Code you need a permit to finish a basement with a new bathroom or second unit, to remove or alter a structural wall, for most new plumbing, and for a deck attached to the house or more than 60 cm above grade.

It depends on how much of the room moves, since keeping the layout is quicker than moving walls or plumbing. Your quote gives you a start date and a finish date in writing.

LVP, in most basements. It is waterproof, it floats over the slab and it shrugs off the humidity swings that come with being below grade.

Poured concrete costs less up front and lasts for decades if it is air-entrained and placed on a properly compacted base. Interlock costs more, but single pavers can be lifted and relaid if the ground settles, and it does not crack the way a slab can.

We handle layout and finish selections for most kitchens, bathrooms and basements, and you see drawings before you sign anything. For additions or structural changes we bring in an engineer or architect and coordinate their drawings with the permit.

A deposit when you sign, progress payments tied to finished stages that are written into the contract, and a final payment after the walkthrough list is closed. You never pay ahead of work that has not happened.

Our workmanship warranty covers labour and installation, in writing, for the term stated in your contract. If a tile cracks because of how it was set, or a door we hung stops closing properly, we come back and fix it.
